Uptown Newport Project

This project would introduce up to 1,244 residential units, 11,500 square feet of neighborhood-serving retail space, and two acres of park into the Airport Business Area of the city. A semiconductor manufacturing facility presents unique land use compatibility issues. Depending on phasing, residents could be within 50 feet of the facility for up to nine years—adjacent to hazardous chemicals and 24 /7 industrial noise. The project also had to overcome an inconsistency finding from the Airport Land Use Commission with respect to the Airport Environs Land Use Plan.

PlaceWorks conducted comprehensive analysis of environmental conditions for the two distinct project phases and construction phases, as well as the technical studies for air quality, greenhouses gases, health risk, offsite consequence analysis (hazardous chemical release), and noise.
