Marine Corps Air Station El Toro Base Reuse

PlaceWorks prepared the nonaviation component of the reuse plan for MCAS El Toro, which was closed in July 1999. We worked with the aviation consultant—who prepared a master plan for a proposed international airport—and the county on the land use, circulation, and landscaping for the remaining 2,400 acres. We created an open space plan, business park design guidelines, agricultural plan, airport terminal landscape plan, and a financial analysis. This experience made us a valuable player in assisting and evaluating the property as it positioned for development. In 2005, we assisted the Lennar/LNR Properties team in a six-month due diligence phase to prepare for the public auction of four parcels of 800 acres at Heritage Fields in Irvine, formerly part of the MCAS.
